<font color=blue>I see, well thats a respecatble answer, if I needed them I would buy'em for what DD sells them, but sadly I don't need them... ... tempted tho.

I am gonna go with Stage III(A)'s sometime soon. Hope ya sell'em and good luck with your land purchase.
