need advice with home sale issue

When will people accept things for what they are...

Hey guys,



We have just recently put our home on the market after putting an offer on a nicer house in the same town. We did this instead of renovating our place,because it was going to cost around the same money either way.



The problem we have now is that when we went to the home inspection on the other house everything checked out great,but when I got home I decided to check into a few things like the home inspector did at the new place. What I checked for was wood boring insects which I found carpenter ants living in the board that caps off the floor joists in the basement. The board is pretty chewed up like they have been there a while,but I am not really sure without further investigation. I have scheduled an exterminator to come in on tuesday,but I am wondering if it is possible to replace the wood that is chewed up without lifting the whole house. I don't think they have chewed up the sill board that sits horizontally on the foundation,but I am not sure yet. Should I even worry about replacing it?I will have to let the new owner know about it if I don't fix it,and even if I didn't the home inspector will find it. What do you guys think I should do?I don't want to discount the house anymore than I have beacuse I think I am selling it at a bargain price as it is. Any help would be appreciated. Thanks in advance.
 
IMO I would get a real estate agent's appraisal, then get another appraisal to repair the damage you found, and subtract the difference. With real estate prices the way they are in your area, you should come out OK. Be upfront with potential buyers with the problem & let them know you won't fix the problem unless they pay extra for it. If it's that bad, you might have to fix it to sell it. Just my opinion... John
