What's this 5th wheel worth??

There's a Hitchhiker fifth wheel trailer near my home. It's 28feet, has a pop out living room, 1993 year, says it's self contained, and it's in very good condition except for dry rotted tires. I'm no RV expert, but was just wondering how much would be a fair price. The dealer wants 7500 dollars and says it is appraised at about 12000. What do you think?
