Any roofers? Need help with problem

86 Honda 2.0L into an 86 Samurai??? NEED HELP!

I had my roof replaced last year with supposedly a 15 year guarantee. I paid allot extra for this type of roof just for the 15 year guarantee. The roofer finished the job and wanted the last 1k for the job. I asked him for the NDL and warranty papers for the roof. He said that he is personally going to give the warranty. I told him there is no way, an NDL is standard for roofing companies to to give and that I wanted the 15 year warranty from the manufacturer that we had discussed because in 2 years his company could be dust in the wind and I would be screwed. He said he would try to get me one and I told him I would make final payment when he does.



Well he never got me one and I had called the manufacturer and found out why, he is not an authorized installer for their roofs. Well now it is Monsoon season and guess what... my roof is leaking. It's only been a year! I guess my worries were founded but now what can I do? What's his legal standing? The only paper I have says 5 year warranty from his company. The 15 year warranty was from the manufacturer but as I said, it turns out he is not an authorized installer so I will never get that now.
 
I would check whether he is licensed as a general contractor in your local area (assuming that your city requires contractors to be licensed as most do).



What do you want to have happen? Him to fix the roof? Get some more money back (sounds like you already have an extra $1,000)? Get someone else to fix it?



You can either work with him to fix the roof, or report him as a bad contractor, ding his BBB account, and sue him in small claims for breach of contract, fraudulent representation, and repair costs to the roof.



The next step really depends on what the end game is.
 
I would be happy if the roof was fixed and I got my manufacturer warranty. I'm not going to get the warranty so I paid WAY to much for a roof I don't have a warranty for. Obviously I would like the roof replaced with one that has a regular and full warranty. It is also obvious that if my roof is leaking after a year that this guys 5 year warranty is highly sub par.



A thousand might seem like allot to hold back but the total price on the roof was $9099. 36. He is licensed, his number is listed on his reciept.

Check on the status of his license and file a complaint.



Get a repair estimate and a quote for the 15 year warranty from a reputable roofing company (one that is authorized by the mfgr) .



Then sue your roofer in small claims court for this amount.

were an owens corning prefered contractor but were on the other side of the country from you
 
Describe the leak. The causes of leaks are usually few and are around valleys,flashings and stuff like that. Just like any other job,preperation is key. I have been pretty good at diagnosing problems for people and fixing some leaks that many others have not been able to. I may be able to at least point you in the right direction.
 
The roof is a 40# base sheet, 3 layers of 15#felt fiber, hot mopped and one 90# modified rubber mineral faced hot mop. It is a flat roof and the rolls go from one side of the roof to the other. There are a few spots where he did not even the roof out well and there is 2-3 inches of standing water but the water isnt leaking where it is pooling and the water evaporates it doesnt leak.



The only thing I can think of is that it is leaking where the swamp cooler is mounted. It's close to the leak spot. The only thing that boggles me is the swamp cooler was leaking onto the roof for a week or so and that area was constantly wet but there were no leaks in the house from that, it only leaks when there is a big down poor. Ironically that is the only section of roof where he put the rolls up over the "rail" which is supposed to be better than starting on the side.
 
Probably not leaking around the swamp cooler. I would bet your leak is either through the cooler or through a duct joint.



Put a sprinkler on the roof so you have overhead water falling in the area to prove you can make it leak. This will become invaluable as a test after someone claims they fixed it.
 
I called out an authorized roofer to check the roof and actually see the roof leaking yesterday. So I should have a reliable witness at this point if I need one. He said to give the other guy a few days to take care of it and if not he'll come back and fix it and give me a statement to take to court.
