If anyone here owns rental property in California look into the new laws that went into effect Jan 1st 2008 on top of the ones that seem to protect the renter more and more that get passed every new year.

The renter can already do just about anything to trash your property with virtually no recourse like what happen to us a few years ago when a renter with good credit and checked out fine turned our rental into a pot growing house for holistic medicine and when we tried to kick him out for it we were told by the California legal system that he had all the right permits to grow at the location and our rental agreement did not state that he could not make the home a grow house, and now California says when you rent to someone you can't discriminate or deny renting to the person if they are an illegal immigrant, obviously in this state Illegal immigrants are no longer Illegal.

God I am starting to Fricken hate this State and the Republic it seems to stand for.
 
Step 1 is to move to northern Nevada.

Step 2 after all the kommieforniism is washed out of your system look for a nice area to spend the rest of your days.

Step 3 Buy 30+ acres. Build your house in the center so you have a 360 degree field of ? view ?

Step 4 A Leopold and a 30-06 for "?squirrel?" hunting.



This is of course tongue in cheek but remember: Your vote is required to assist change. If your vote isnt working perhaps you should run for some office to make your voice louder. Moving is always an option but the promised land doesnt exsist on earth.
 
Understand it gonna' get worse in Californey as well as New Mexico, Colorado and Texas. Arizona has just implemented a law that will cost business owners their business license for a second violation of hiring illegals!

I'll be 62, this year & when I was a kid, growing-up in Detroit, MI. (early 60's), it was the "dream" of most all of us to have the opportunity to move to CA.

There is no doubt that CA is a beautiful state & has just about everything that one could desire, ocean (surfing, boating, etc. ), mountains, desert, most all kinds of weather types, etc.



I certainly am more than surprised at how CA has turned-out, though. Maybe, it's partially because of all of US that did move there.



All I know is that CA is one of the last places that I would want to live, today. There are far too many problems, today, & the political climate is not one that I, personally, would endorse.



Regarding owning rental properties in CA, I feel your pain. I used to own a small apartment complex, a couple of town houses & a single family house that I used as rentals. Here in AZ, (Phoenix) we have a Landlord/Tenant Act that favors the landlord. Even with that protection, I got "screwed" so often, that it wasn't worth the trouble, to me, anymore. And I sold everything. One of my last tenents even threatened to kill me & I started carrying a weapon for self-protection. That was the final straw. No rental property was worth killing a tenant or, getting killed, for.



I couldn't believe that some people (tenants) could have so little respect for another persons property. There are a lot of really crummy people out there and, a lot of them were "my tenants". I lost a lot of respect for the human race from being a landlord.



I think that if you can afford to be an "absentee owner" (& never see your property) & afford to hire a very good management company to run your properties, that would work the best. This would insulate you from "one on one" problems. However, if your state government provides the tenants with too much protection, how do you protect your investment?



I'm sure there are bad landlords, out there but, the landlord needs the tenant just as much as the tennant needs the landlord. That, in itself, should be an equalizer.

Man you are just now starting to hate it? I have wanted to move out of this sewer pit for the last 15 yrs but can't till the wife retires in 8 yrs. this place has gone from a great place to live to a pit. I guess I am going to learn how to speak spanish if i want to place a order for food here.

I got one for you guys.



I have a F-700 with a 22' Box on it. Registered, Insured, Drivable ect.



Sac County came by and said I had to move it. So I moved it to the other side of the drive way.



They came back and said I could not have a commercial vehicle on my property.



I asked why I had to move my ford. I was told, "because it looks commercial". Even though my 2 dodges, my chevy, my gooseneck, are all commercial. The F-700 is infact the only truck that is not licensed for commercial use.



They fined me $700 just to talk to the code enforcement person.



GREAT STATE. Screw California.
 
Hi Jake, yeah went through a few! Well welcome to the "you own the property but we tell you what you can and cannot do on it!" Got a friend down here who keeps getting hasseled by building and safety for having his Mopars in his back 1/4 acre behind 6 ft fences. all have titles and are on non op and cannot be seen from the street,but the last guy that came out had a spy shot from google earth!! talk about BS that is it!! guy wanted in his yard and he told him to pound sand and come back with a court order! we will see what happens now, it has been 6 weeks since that.

There you go, they can profile and discriminate against you for your truck but we cant profile or do $h*# about the mexican that might be an illegal alien or the person of middle eastern decent who may have a bomb strapped to there arse cause we want to be Politically correct and not offend anyone #@$%!

Obviously you must be white (or should I say Caucasion) because it's ok for the State to profile and discriminate against you.

I bet the building & safety peckerhead was probably looking to force him to get rid of the cars so he can buy them.
 
The jackoffs wrote him a cititation for a 6" weed by his mailbox, his grandkids toys in the yard!! When he asked what about the house and lot across the street with the 3' weeds and junk laying around said he was not interested about him. Now mind you this guy is 71yrs old and they have nothing better to do than harass him!!

Now doesn't that make sense, you can't hire them that is not descrimination, but not renting to them is. Oh, wait anybody else's BS meeter going crazy. Sounds like they need to get somebody decent in DC to make these policies the same accross the country an kill some of these stupid policies.
