Bad News-Good News She took a beating today

Anybody out there wanna give me some ballpark figures on roofing for an 1800 square foot single story ranch? 30 degree roof angle, real easy job. One 90 degree bend for the attached garage.



You couldn't fall off this roof if you tried. :)



How about six new fancy vinyl double pane windows installed?



What about new vinyl trim and siding?

Tims figure on roofing is right on for Iowa rates also. The windows I would do yourself if they are being replaced in the original jambs because replacement windows come with instructions on how to install. The only tools you need is a set of screwdrivers, a putty knife, a caulk gun, a batt of insulation to stick under the expansion joints, a tube of caulk in your choice of colors, and a small prybar and hammer to remove trim moldings. any novice can replace windows with minimal tools... just take your time and have a helper. the siding I understand is easy but maybe you can advertise for someone to do it evenings and weekends and get it done cheap... perhaps a kid who makes 8 bucks an hour doing it full time and needs extra cash?
 
With your garage, you probably have about 30sq of shingles. If you are not going to rip you would pay a minimum of $40-45 a square for just 3-tab shingles. If you do a rip-off, expect to pay close to $100 a square for arch. shingles, ice & water shield, tar paper, ridge vent, and metal. Figure 3600 if you are going over the top. If you rip if off, double it.



Windows can go from a rough range between $125-200 depending on size and options. If it was my house, I would get a fully welded jamb and sash.



I hope Tim was quoting a siding price per square FOOT. :-laf One square = 100 square feet. Those prices would be accurate by the square foot, material only. Labor can vary greatly, so will the quality.



If you are going to hire someone to do all this, remember, before you go with the cheapest, it's your house. You will be the looking at every day!

What Big P. said about the cheapest prices . . . .



I can afford to own two CTD trucks precisely because we get paid very well to troubleshoot and repair the "low cost" roofing job.



Please hire the low ball contractor. I want to add a third gen truck to our fleet. :-laf

It's just that I battle this situation everyday. Kind of like having hit my thumb with a hammer, then keep bumping it.



But then, that's the rough and tumble world of the roofing contractor. :D

everybody wants something for nothing :rolleyes:



you may be lucky to get a deal, but a lot of times it's: you get what you pay for. most people making that kind of money don't care about quality, timeliness, guarantees, insurance, etc.



my recommendation, spend the money on someone you can trust (besides the signed contracts) who will come back even after they've been paid if something goes wrong.
