Cummins Prayer

My parents are looking at a 2nd home. It's in rural Va.

The home is bank owned, it's got through what appears to be a complete renovation due to mold.

The roof is new, the entire interior has been re sheetrocked and it has new tile floors throughout. New heating system too.

It's on a crawl in what seems to be a dry area.

How can one tell if the mildew smell/mold will re occur?

I told them that it would depend on if the job was done properly.

They believe it was empty about 4 months and when they were inside there was absolutely NO mildew odor.

Oh another important bit of info, the house is made of concrete block.

I told them that it would well spent $$$ if they got an home inspection. Theyre stubborn and cheep, I dont think they will.

I have purchased homes with and without inspections. It all depends upon what you are comfortable with and your own knowledge of the particular inspection. I think that you hit the nail on the head when you said, "it would depend on if the job was done properly". I think that when dealing with mold and mildew, this takes a specialist rather than a typical home inspector. It requires special lab testing and analysis. I would think that a typical bank owned property would just try to get by with the minimum, especially when the cost of the inspection is a substantial percentage of the value of the home. On the plus side, 4-months of being closed up without any kind of odor is probably more than most of us can say about our own homes. Just remember what happend to Ed McMahon though.
 
Thanks, I spoke to my BIL and he echo'ed your post.

He's a real estate investor, and does most if not all of his own renovations.

He recommended a specialist too. I think I'll go and look at it.

I think a crawl through the crawlspace is in order. :{
