Well, guys, I know... I just got my truck over 10k miles and the fuel mileage keeps going up. But, I absolutely can't take living in the apartments anymore and I found a nice house on some acreage that I want, but, my wife has one more year of nursing school left, so to get the house I think I would need to let my truck go, since we are living only on my salary right now. I most definately would have to get another one in a year though! I can't make up my mind.

Cody,is this your only means of transportation? I think it would be hard pressed to have a vehicle more economicle than a cummins, also if you go and get another one in a year than you will lose alot of cash in the interem,by all means try to keep you ram and get the house too,my o2 Kevin

We have a 99 grand prix(paid for) and my truck(not paid for). I know I would lose on the truck deal, but the house is about $25k higher than what I was planning on spending. Houses on 5 acres in the Dallas area are pretty hard to come by, and this one may be worth the trouble. It's just an idea I am tossing. When my wife gets out of school, that will add alot to our income, and I would only have to go without an awesome truck for 1 year. I do have an S10 chevy at my dad's house I could fix the motor in and drive for a while if I need to, and that would be pretty cheap for the time being.

Cody, if it's possible for your wife to get a low interest loan though school you might come out money ahead. Selling a used truck isn't the best way to make money, plus you'll lose your nice ride.

Buy the house. If it means sell the truck, do it. A house - in theory - will appreciate in value and a truck won't. You will lose money on the truck, but not that much, I think. I'm guessing you're looking at payments? If you want to get creative, there are possibilities out there to keep the truck and the house. Look at a balloon loan on the house. You take a loan that only requires interest payments, then in about 7 years, you have to pay off the whole thing. At some point along the way, you refinance to a regular mortgage. Or 15 year mortgage or whatever. Finance the house and roll the truck payment into the mortgage. In the long run, you'll pay a ton more for the truck 'cause you'll be paying interest for 30 years on the **** thing, but it's an option. Buy the house, take a second on it to pay for the truck. That way, the "truck" payment is tax deductable. Do you have any relatives with money who would be willing to hold the note on your truck? Maybe you could work with a bank to arrange financing on both the house and truck so that you could reduce your truck payments for a year, then go back up to where you can afford it.

There are options. Of course, you'll pay in the long run since what you're doing is using someone's money for more time, but you have to decide what it's worth.

Bottom line - if this is your dream house, get it. Vehicles come and go. Homes are long term and, well, HOME. You're not planning on living in your truck are you???

Yeah Joel, that is kind of my line of thinking, I can get another truck pretty easily, although I may lose $1-2k on the deal--I did get a really good deal on the truck to begin with so at least it won't hurt too bad. I am the relative with money, ha ha. We can't get a loan or grants for her school because I make too much, besides, her school is much more less expensive than A&M was. We'll look at it more and see what happens. I don't want to do the balloon thing becase that would be WAY more money I'd be out in interest than certainly what the truck is worth. I am probably one of the most indecisive people in the world--I have a new plan every week, so we'll see what happens. Besides, do you guys know the power I would have over my wife if I gave up my dream truck to buy "her" a house #ad

Hale -

plan wisely because if she's a smart lady, she'll recognize really quickly that you didn't by HER a house, you bought BOTH of you a home. AND, you're getting a newer truck out of it in a year or so.

Treat that "power" as a silver bullet.

I would try and sell the car. Use that money to tide you over. A truck is almost a necessity for a homeowner. You will always be needing a truck to haul lumber, furniture, appliances, and countless other items too big for a car. I also think you will lose far more than $2K selling the truck.

Hale on Wheels,

I've a mortgage banker for 18 years e-mail me and I will try to give you some free advice or answer any questions you have.

I will not do a mortgage for you (mom and dad always told me not to do loans for family or friends). However, I have alway assisted family & friends with questions.
