Almost bought the farm!

Can we beat .....

I am a addict!

Got an approval today for 80% of the price. I'm still a bit short... Shopping for a 2nd.



This came up suddenly and we hadn't been even looking, really, to buy an existing home. But...



5BR 3BA, 2600 sqft house, 7+ acres...

The shop has 2 ford 8N's, tons of equipment, enough to farm the place if we want. We have irrigation ditch rights, well rights, and a huge well, hand line to cover it all, sprayer, you name it.



It just might work out yet :)



I'm kinda excited, as you can tell :)

Ah yes, reminds me of the two happiest days of my life:



The day I bought the farm, and



The day I sold the farm.



(Just kidding, looks about the minimum acreage for elbow room. )
 
Looks like a place that I would like to hang my hat and the keys to the truck... .

It would be nice to get out of the state of Ca. and get to a place where you can not see the air that you breathe.....

Power Wagon, good luck with your endeavors. Here in Pennsylvania we have what is known as Act 315, Clean and Green. It provides a tax break for 10+ acres without doing anything. You can add buildings, whatever but there is a penalty for changing it back. The penalty should be negated by the increase in property value (hopefully). Under ten acres, you need to garner some kind of income via selling vegetables, trees, whatever.



Might want to check on your state for similar tax breaks.
 
According to the information the appraiser had, taxes last year were $745.



I expect selling it will automatically raise it's appraised value and raise the taxes, at least some.
 
Good Lord!!! Now I know why I want to move back home!!! $745 a year? Good grief... I'm paying nearly $300 A MONTH on my 100 x 100 lot/house here in Nebraska.

Idaho, that's a lot!! I pay less here in the Peoples republic of New Jersey. Same size lot. We dont get squat for out taxes here either.

Where I lived before is like 15,000 property taxes a year. :eek:

Here in Jersey they have that farm tax break thing. I think it's 6 acres, and you gotta show at least something that makes it a working farm. Sell the neighbor a cord of wood or something.

Do the tractors come with the property? 8N's are fords you know!!!!! That looks pretty nice. Interesting subject of taxes, my house sits on 120 acres that is 75% wooded, taxes are about $1700 but after the property is under a timber managment plan it should drop to about $12-1300. I can't imagine having taxes of $15,000 a year, That works out to more than most peoples mortgage payments including taxes. Again nice looking piece of property
 
Looks good. I hope you get it. If I'm ever up that way I'll stop in to see you. Wifes been to Bend,Orgeon once on a business trip. She liked it there. I only have 40 acres,well 30 now I gave my son 10 acres so they can be close to us(granddaughter). Theres always something to keep you busy.

The state government in Montana keeps threatening to ban 2 -10 acre lot sizes. Too big for a lawnmower, too small for a tractor. Many turn into weed infested junkyards. Good thing your place comes with tractors PW. Good luck with it!

That's why there are two tractors. One to use and the other is either for parts or for just looking at so you can put the other one back together again once apart.

I just sold my '49 8N to a neighbor who already had one. He's completely rebuilding it with his parked nearby for reference. ;)
 
Only thing better than having a few acres to play on is having a minimal amount of neighbors. If your the "shy" type, you don't have to look over your shoulder when nature calls. Course when your always busy doing something and there always seems to be something to do, your going to have this.

Real farmers/ranchers call us "weekenders" or "gentlemen ranchers" - folks who love living out in the country but have to sponsor it with a day job in the city.



The work is never done. Sometimes it's almost overwhelming. But I can tell you there's no substitute for sitting out on the deck, seeing the milky way instead of streetlights, listening to coyotes instead of cars, it's all worth it!



I get a lot of razzing at work for driving a perpetually dirty diesel truck with hay in the back, hoof picks and ropes in the front, and mud purt' near everywhere. But I'll declare they do shut up and eat when I bring a homegrown, smoke-cured ham to the potluck!

Hey I almost paid that much for My Motorcycle (Property Tax) Won't even tell ya what I pay for the houses... ... Ouch...

I hope things work out well for you, I'm closing this month on a wooded 50A parcel. I wish I had even a single tractor let alone two, or maybe a D9, hmmm... :)
