New Garage

Well its official, some day I WILL have a new garage!



Building a 2 floor, garage, cars on top floor, truck and shop downstairs.

Sure, I will shoot photos as changes can be seen. Next is to pour the footers before the rain washes all the dirt back into the trenches.



We are going to Disney World the middle of June so I will loose 2 weekends then, sure would be nice to come home and find all the block work done



I hope to be putting the roof on by October. you can only do so much when your doing all the work yourself. (well, I might sub out the block work just to get it done. 11' high, 28X28 with 10 pilasters would take me all summer if I did it by myself. )

Make it as big as you can afford plus some more.

I hope you are allowing for a toilet and shower with fridge??????

If you are married, do you think your significant other is going to let you near the house after working on your truck when you are all greasy and dirty?????

I speak from experience!

Add lots of electrical plugs everywhere, Lot of power including 220vac. You will only get one chance at it. Add lot of lights. Add insulation. Add utility sink. Add stereo for tunes.

Make a big sturdy work bench tied to the wall and floor (4' x 10-20' long).

Add lots of shelving (heavy duty).

Add cot/bed when your in the dog house.

Add couch for you and your buddies to bench race and drink beer.

Add big tall garage doors for the next bigger truck you going to have, unless you already a semi truck?



Now, the real question is how do I know all of this????

I am doing it again (2nd time) on my property in OR.

Is one of those meter can's for the new garage? If so Bill it to xyz . 5 and just simply move in. I am under construction myself and it will be MINE!

I had a contractor lay up a block barn for me then did the rest myself. When I went to seal the walls with Drylock, I realized that I should have gone in at day's end and stoned the morter smooth while still green. Is the upper side going to be ground level? That makes a nice setup.



As I type, I can hear the builders outside putting up my new pole 56x120 pole barn. Dammed horses already get better health care then I do. Now their house will be bigger and nicer than mine too. At least I get the old barn for a shop even if I do have to clean it up.

those 2 electrical cans are 1-200 amp regular service meter, and 1-100 off peak meter. The off peak meter the Electric company can turn off during the day if they need to save electric for somebody else and offers you a 75% savings on electric thats hooked to it. About 2 years ago the clock that runs the off peak meter burnt out, the electric company took it off and said "when we get a chance, we will stop by and install another clock for you".



And don't worry, the new garage will have more then enough electric for me, plus tunes (120w per channel Kenwood) etc, etc.



I will be running 220v, 50 amp service. I have plans to hook the garage doors up to my alarm system, just hold down a button for 2 seconds and the door you select opens. Pull out, close it with the remote and the alarm turns on automatically.



I was going to put a wash bay downstairs but the township has a problem with putting a drain in the floor. Still might put a wash bay down there, with an overhead arm hooked up to the pressure washer like a real car wash. I just will have to squeegee the floor when done. (The floor should drain fine with paint recommended by people on TDR)



the top floor will be frame construction, With the floor level with the top driveway.



they were supposed to pore the footers today, but I think it got rained out (I leave at 5:15am). Concrete cost more on a weekend, so my buddy is poring the footers for what ever he saves me in the price of the concrete

as much as I would love a lift, there is no room. I have 10' below the 12" steel that holds the top concrete floor up, That gives me an 11' high wall with dirt against it. Not really up to BOCA code, but I have pilasters with re-bar in the front wall and will back fill with a good amount of stone so any water will drain out the 4" pipes I will put in.



anyway today they did Footers. 10 yards. The truck came down my neighbors driveway (over 20% grade), made a RT into my back drive and buried all 6 wheels (all wheel drive, front unloader). He did not even make it to the back fill part, this was just plain "woods dirt" with stone over it he got stuck in. Anyway they unloaded 9. 5 yards with wheelbarrow's, 2 guys on each wheelbarrow it was so slippery in the mud to move it 25 yards up hill to the footers.



1 hour to unload, then another Oshkosh concrete truck with 6 wheel drive came out and pulled it right out after they unloaded it. There was 1/2 yard left in the truck so they dumped it in the tire tracks as they pulled the truck out and my neighbor covered it back up with his loader.



Anyway, I picked a good day to hire somebody to do the work as I set on my butt watching the firewall



there calling for more rain all weekend, don't know how much I will get done. In fact I think were something like 10" over in rain this year, wonder why the truck got stuck

Look at the bright side. . the concrete will cure nicely



Wish I could be building something like that. Hopefully the property next to me will go up for tax sale this summer and I'll get to put up something half as nice.

Update.

We been 2 weeks since its rained, I see Progress!

that picture all the way on the Right is where the concrete truck got stuck. Its not drying very fast.



This is only 3 hours of work you are looking at so far, well 3 hours for the mason, and about 10 hours of me moving block, the truck could not reach further then 1/2 way, those tall block piles are around 10' high. I already moved 2 of them.



Tonight my neighbor (the mason) and I put up 3 corners 7 courses. Friday the paid help will come in and run up 7 courses between the corners and the 1 corner we did not get



Now I should be able to change the picture more often if it stays dry
