I see you get a sprinkler system which is nice, and this might sound like a stupid question but with the lot size involved I'd definatly ask if its fully sodded.



My lot is 16436 sq/ft, no sprinkler system but it is fully sodded.

Does your lot have white lines every five yards and big antennas at each end?:D



Is your diesel mower still running Vaughn? Never mind, your going to need to upgrade. Maybe a hay swatherOo.

We'll put the sprinkler system in before they sod it. They'll grade it, we'll install the sprinklers, then they come regrade and sod.



Workin on the mower issue, gonna find a way to get one with a front snowblade since the drive is decent sized (3 car garage) and I am in a culdesac.



We went with this house because with getting married and having a 4 year old already figured less headaches with a brand new house vs buying a used one. This one comes with all the appliences. My goal is within 5 to 10 years sell this one for a decent profit (its very close to high priced neighborhood) and build the house I want on at least 5 acres. If for whatever reason that doesn't happen, since its a 4 bedroom there's room to grow into it. If I need a 5th bedroom the basement is unfinished.

BTW my Son just moved into his new home in Sparks, Nv... . he paid a couple extra thousand and got his garages [3 like the ones your looking at] extended in depth by 6 ft [now 30x30 or so extended to the front side and pushed the home back a couple ft. ]... . wow what a difference it makes to have the depth. . might put that in your thought process.

Nowell it's more than 1/4 acre it's 0. 37 acre, so yeah it's a decent size. "Diesel Estates" I like that! Heck, in order to keep the blowing sand under control until it gets sodded I'll just cut a Tee into the fuel like then hook a line & nozzle to it then cycle the lift pump a few times. . . wallah! Oil that sand down and no mo problemo!~



Kat the front comes sodded with the deal. Part of the reason for the higher lot premium has to do with the amount of sod required. Nothing's free you know.



I am having second thoughts on this. I went out last night and walked the property and the area has more street lights than I'd like. A bit too lit up. Pasco's city standards are at least 1 per 300 feet. I talked to the city and developer today and there are no plans to extend Artesia Drive toward the east past my spot (which is the direction of the good view) so the shouldn't be any ruining the ambiance in the back yard :)



In the meantime I am looking at more houses, and trying to get this one ready to sell. I am touring a couple tomorrow. Man it sure is a lot of work, I keep finding stuff that I need to do, but I know it'll never be perfect!

A common thing in a new development is to develop every other lot. That way when selling "phase 1" the lots look huge with really big sideyards. When you walk the property line bring some little flags, Know the side setbacks required and imagine a 30' high house wall ( or the maximum allowed by zoning) at that spot in the next yard if empty. I see it all the time. You see all these nice houses, even landscaped up into the woods. The grass extending another 30-50' past the property line- seamlessly. The underbrush in the woods even cleaned up. When all the units are sold, the woods dissapear and another house is put in at the only spot with no grass ( the former woods) ready to be sold in an "established neigborhood". What you own you control. What is next to you can have the biggest monstrocity in the worst location for you put in the month after your closing- and it usuallly is. Just be aware of the trick to make the lot look bigger.
