Wow, Out where I am in the country of SE PA wooded land on the side of a hill including wet lands (only good for pasture) brings $20K per acre. A good lot for development could bring $50K per acre. Move east 20 miles (closer to Philadelphia) and people are buying small 3 bedroom split level houses on 1 acre and tearing them down just to get the land to the sounds of $250K!
My buddy looked at 7 acres, which was cut in 1/2 by a cliff that drops around 50 foot, all heavy bed rock for $200K. Since land prices have gone up so much, the Amish can't find any farms for there kids so they have started to sell there 20 acre farm for $1-1. 5 mil and move west to Ohio. As this land is developed the new comers bring with them there city attitudes. I guess this is urban sproul at its finest. The only one happy are the builders.
